These Terms & Conditions govern your use of the BK Realty website and any enquiry, site visit, booking, or purchase relating to our builder floor projects, including Central Park Flower Valley, Bhondsi, Gurugram.

These Terms & Conditions ("Terms") constitute an agreement between you ("you", "user", "prospective buyer") and BK Realty ("we", "us", "our"), a builder floor developer based in Bhondsi, Gurugram, Haryana. By accessing our website, submitting an enquiry, booking a site visit, or reserving a unit, you agree to be bound by these Terms.
If you do not agree with any part of these Terms, please discontinue use of the website and do not proceed with a booking. Where you enter into a separate, signed Agreement to Sell or Builder Buyer Agreement with us, the terms of that specific agreement will prevail over this page in case of conflict.
Use Of Website
You agree to use this website only for lawful purposes connected with genuine property enquiries. You must not:
- Submit false, misleading, or duplicate enquiries with intent to disrupt our sales process
- Attempt to copy, scrape, or reproduce website content, floor plans, or pricing for commercial redistribution
- Introduce viruses, bots, or any code intended to damage or interfere with the website
- Impersonate another person or misrepresent your affiliation with any entity when submitting a form
We reserve the right to restrict access to the website or refuse to process an enquiry that we reasonably believe violates these Terms.
Property Information Disclaimer
Floor plans, renders, amenity visuals, specifications, and pricing shown on this website are indicative and intended for general information only. Actual unit dimensions, finishes, layouts, and amenities may vary during construction due to design, structural, or regulatory requirements.
Booking & Payment Terms
A unit is provisionally reserved only after receipt of the booking amount and a duly filled application form. Final allotment is confirmed on execution of the Agreement to Sell and payment as per the agreed Payment Plan.
- All payments must be made through the bank account(s) specified in your booking/agreement documents — we do not accept payments to any individual employee's personal account.
- Applicable GST, stamp duty, registration charges, and other statutory levies are payable in addition to the base sale price, as detailed in your Agreement.
- Delayed payments beyond the schedule in your Payment Plan may attract interest as specified in the Agreement to Sell.
RERA Disclosure
Our project(s) are registered with the Haryana Real Estate Regulatory Authority (HRERA) as required under the Real Estate (Regulation and Development) Act, 2016. Buyers are encouraged to verify project registration details independently on the official HRERA website before booking.

Cancellation & Refunds
Should you wish to cancel a booking, you must submit a written cancellation request to our sales office. Refunds, if any, will be processed as per the cancellation clause in your signed Agreement to Sell, after deduction of applicable cancellation charges, brokerage already paid, taxes, and any other amounts permitted under law.
Refund timelines and deduction percentages are governed by the specific terms in your Agreement and applicable RERA rules, which take precedence over any general statement on this page.
Construction Timelines & Force Majeure
We make every effort to complete construction and handover within the timelines committed in your Agreement to Sell. However, timelines may be affected by force majeure events — including but not limited to natural disasters, government orders, court restrictions, pandemics, strikes, or shortage of materials/labour beyond our reasonable control.
In such cases, the completion timeline will stand extended for a period equivalent to the delay caused by the force majeure event, as also permitted under the RERA Act and your Agreement.
Intellectual Property
All content on this website — including the BK Realty name and logo, project branding, floor plans, photographs, renders, and written content — is owned by or licensed to BK Realty and is protected under applicable intellectual property laws. You may not reproduce, distribute, or use this content commercially without our prior written consent.
Limitation Of Liability
To the extent permitted by law, BK Realty shall not be liable for any indirect, incidental, or consequential loss arising from your use of this website, including reliance on indicative renders, floor plans, or pricing shown prior to execution of a formal Agreement. Our liability in connection with a booked unit is limited to the obligations set out in your signed Agreement to Sell and applicable RERA provisions.
Indemnity
You agree to indemnify and hold BK Realty harmless from any claims, losses, or damages arising out of your misuse of the website, submission of false information, or breach of these Terms.
Governing Law & Jurisdiction
These Terms are governed by the laws of India. Subject to the jurisdiction conferred on the Real Estate Regulatory Authority and Real Estate Appellate Tribunal under the RERA Act, any dispute arising from these Terms shall be subject to the exclusive jurisdiction of the courts at [Gurugram, Haryana].
Amendments To These Terms
We may revise these Terms from time to time to reflect changes in our business practices or applicable law. The "Last Updated" date at the top of this page will change accordingly. Continued use of the website after changes are posted constitutes acceptance of the revised Terms.
